Housing headlines can make the market sound like a single number. In reality, a regional average can hide meaningful differences among neighbourhoods, property types and price ranges.
Start with the right comparison
Compare similar properties in similar locations over comparable periods. A shift in the mix of homes sold can change an average price even when individual property values move differently.
Look beyond the price
Sales volume, new listings, active inventory, days on market and financing costs help explain market conditions. None should be interpreted in isolation.
Separate facts from forecasts
Interest rates, employment, migration, construction and local planning can influence housing conditions, but they do not guarantee a particular outcome for an individual property.
Where to verify data
For dated reporting, consult official releases from the Toronto Regional Real Estate Board, Statistics Canada, the Bank of Canada, CMHC and relevant municipalities. Any future market report here will cite its specific figures and publication dates.
