The most useful first step is not scrolling through listings. It is understanding your readiness to buy.
Five questions to answer
- What monthly payment is comfortable? Consider more than the maximum a lender might approve.
- How much cash is available? Budget for down payment, closing costs and a post-closing emergency reserve.
- What property type fits your needs? Compare maintenance, fees, location and space.
- What is your timeline? Your lease, employment and financing may affect when buying makes sense.
- What professional guidance do you need? Understand the roles of lenders, lawyers, inspectors and real estate professionals.
Before making an offer

Ontario programs and eligibility rules can change. Confirm current details with the relevant government or qualified professional rather than relying on an old checklist.
