Interest rates are only part of affordability
A useful budget looks at the whole cost of ownership—not only a headline mortgage rate.

Start with the payment you can sustain
A mortgage pre-approval can estimate a lending ceiling, but it is not the same as a comfortable monthly budget. Consider income stability, emergency savings, other debt, and the life you want to live alongside the home.
Account for the full carrying cost
Depending on the property, ownership may involve property taxes, utilities, insurance, maintenance, condominium fees and planned repairs. Buyers should also budget for land transfer tax and other closing costs, where applicable.
Separate the rate from the stress test
Mortgage qualification and actual borrowing cost are related but different. The rules that apply depend on the lender and mortgage type. Confirm current terms with a qualified mortgage professional and the lender before making commitments.
Compare scenarios, not predictions
A lower rate may change monthly cash flow, but price, down payment and future costs matter too. Model a range of plausible scenarios instead of making a decision that only works if rates fall.
